If you're here because you're thinking about buying a home, welcome.
Before we start opening doors, I think it's important that you know how I work, who I work best with, and what you can expect from me.
Real estate has changed.
A lot.
The people who enjoy working with me the most are the ones looking for honest advice—not someone who's simply trying to get them into the next property.
I'm here to help you make a good decisions.
You're juggling aging parents, teenagers, careers, retirement planning and trying to figure out what's next.
I get it.
Whether you're relocating, moving closer to family, buying your forever home, or planning your next chapter, you're my people.
You're taking care of everyone else.
Parents.
Kids.
Grandkids.
Work.
Life.
Sometimes buying or selling a home feels like one more thing on an already full plate.
I've got you.
Think of me as your Gen X auntie / teta.
I'll explain the things no one else does.
I'll answer the questions you think are silly.
I'll tell you when something doesn't make sense.
And I'll probably save you from making at least one expensive mistake.
Buying your first home shouldn't feel like writing an exam.
Downsizing isn't about buying less.
It's about buying better.
Less maintenance.
More freedom.
Walkability.
Healthcare.
Travel.
Family.
There's a lot more to it than square footage.
Whether it's a cottage, an income property or a place you'll retire to one day...
Strategy matters.
Buying because it "feels right" is great.
Buying because it fits your long-term goals is even better.

Let's get one thing out of the way.
My job is to help you buy the right property.
Your lender's job is to make sure you can afford it.
Those are two very different jobs.
Please have your financing completely sorted before you fall in love with a property.
And by sorted...
I mean sorted.
Not...
"Jim at the bank says we're probably good."
I want to know you're actually approved.
Because I've seen too many buyers fall in love with a house only to discover:
Let's remove those surprises before emotions get involved.
Here's something equally important.
Sometimes people tell me:
"I need to get at least $850,000 for my house."
I completely understand why.
Maybe you're buying another property.
Maybe retirement depends on it.
Maybe you're counting on a certain number.
But the market doesn't negotiate around what we need.
It responds to:
My job is to tell you what today's market is saying—not necessarily what you hoped it would say.
Sometimes those are the same thing.
Sometimes they aren't.
I'll always tell you what I believe your home is worth.
I'll explain why.
I'll recommend pricing and marketing strategies.
I'll negotiate as hard as I possibly can.
But I can't make buyers pay more than the market supports.
That's not how great real estate works.
Your stress is real.
My job is to stay calm enough to guide you through it.
Always.
Before we book a showing.
Before we jump in the car.
Before we spend an entire Saturday looking at homes.
I want to learn about you.
Why are you moving?
What does success look like?
What are your non-negotiables?
What would make this purchase a mistake?
I want to know what they want too.
You'd be amazed how often one person wants:
"A century home downtown."
...while the other wants:
"A newer bungalow with no maintenance."
Let's figure that out before we start.
It saves everyone time.
Don't even bother.
Seriously.
The pictures might be beautiful.

But...
Google Maps won't tell you everything.
Local knowledge will.
That's why you hire a local REALTOR®.
I won't even show you houses first.
I'll tell you to go drive.
Grab a coffee.
Walk downtown.
Visit the beach.
Explore the back roads.
Sit by the marina.
See what feels right.
Because choosing a community is every bit as important as choosing a house.
It's all about the vibe.

I'll tell you.
I don't pretend to know every market.
If I'm not the best person for your area, I'll connect you with someone who is.
I have an incredible network of trusted REALTORS® across Ontario and Canada.
You deserve local expertise.
Every time.
Professional photography is designed to showcase a property.
Sometimes homes are even better in person.
Sometimes...
They're definitely not.
Manage your expectations.
I'm an early bird.
You'll get the best version of me in the morning.
If you're scrolling Realtor.ca at 11:30 p.m. and suddenly find your dream house...
Send me the link.
I'll tackle it first thing.
Sundays are for faith and family.
If something is truly time-sensitive, of course I'll be there.
Otherwise...
Monday comes quickly.
Before We Tour HomesReal estate has changed.
Before we begin viewing properties together, I'll need:
That's simply how buyer representation works today.
Then...
Let's go.
Most of my business comes from people telling other people.
If we've worked together and you felt looked after, I'd be honoured if you shared my name with someone you care about.
And if you're moving somewhere I don't work...
Ask me.
I probably know an excellent local REALTOR® who does.

My job isn't to sell you a house.
My job is to help you make one of the biggest financial and lifestyle decisions of your life—with honesty, strategy and confidence.
If that sounds like the kind of REALTOR® you're looking for...
